Ridge Environmental Management, LLC (REM) is operated by its principal John Engdahl. Mr. Engdahl is an environmental professional with 20 years of experience as an environmental corporate manager and consultant with a proven ability to safely, efficiently, and cost effectively manage environmental portfolios and complex projects spanning a variety of settings and budgets. Mr. Engdahl has managed environmental projects for large international companies and mid-size to small businesses.


What We Do

Environmental projects are knowingly complex due to their multidisciplinary aspects and dynamic nature. To successfully and efficiently manage and complete environmental projects, personnel with appropriate experience/expertise must be assigned and proper time/resources must be allocated. It is common for businesses to struggle to consistently meet these requirements due to staffing (budgetary/headcount) restrictions and/or primary work responsibilities.

As such, REM is structured to provide environmental project management services by working independently and/or collaboratively with its business and environmental consultant clients and their existing management, staff, and contractors. REM also has a trusted network of business partners to provide full service environmental project management and environmental business solutions.

Environmental Project Management Philosophy

Environmental project management is a multidisciplinary undertaking requiring foundational understanding of the physical sciences, regulations, financial management, and proper communication. REM’s environmental project management philosophy is based on identifying a project’s position within these four foundational disciplines and utilizing its experience and trusted network of business partners to obtain the optimal environmental business solution.

 
 

Service Areas

Site Investigation/Remediation

REM’s experience includes USEPA (CERCLA, RCRA, TSCA) and multiple state agency-led site investigation and remediation projects. These projects have involved a wide array of contaminants of concerns, site settings, implemented remedial technologies, and project goals and costs. A safe, regulatory compliant, and cost-effective management approach is key to driving projects from the initial investigations through final remedies. 


Real Estate Transactions (ASTM Phase I/II, Contract Negotiations)

REM has 20 years of experience in the real estate acquisition and divestment and merger and acquisition service area. As an environmental consultant, Mr. Engdahl completed and oversaw ASTM Phase I/II’s and other due diligence activities for private and publicly traded real estate/land developer/investment companies. As a corporate environmental manager, Mr. Engdahl provided corporate real estate, legal, and business personnel with environmental business risk evaluations, assessments of ongoing and long-term remedial obligations, and contract negotiations, while managing the site-level environmental due diligence investigations, data analysis, and liability estimates. In this role, REM has also been involved in the decommissioning/demolition of former facilities ranging from retail gasoline service stations to industrial complexes. 

Environmental Portfolio Management

Management of an environmental portfolio requires the expansion of the site investigation and remediation service area disciplines to evaluate overall and individual site risks, understand individual business or property objectives, evaluate remedial alternatives and long-term business impact, anticipate technical and regulatory requirement changes, and, in many cases, communication with external stakeholders (e.g., subsequent property owners, tenants, neighbors). To serve its customers in this area, REM relies upon Mr. Engdahl’s unique experience as both an environmental consultant and corporate environmental manager of a portfolios with more than 150 projects.


Environmental Liability Reserve and Financial Management

Utilizing experience as a corporate environmental manager and knowledge of the environmental liability reserving process (Sarbanes Oxley Act and accounting standards), REM can assist organizations with this ever-present and dynamic environmental business challenge. Throughout the years, REM has built expertise of regulatory-compliant techniques to evaluate, adjust, and transfer (via transaction/acquisition) environmental reserves ensuring proper funding for both operating and legacy liabilities. Management of legacy liabilities within established environmental financial reserves requires the development of innovative remedial strategies while ensuring regulatory compliance. Mr. Engdahl has successfully navigated these complex situations as a consultant and corporate environmental manager.

Identifying and securing the necessary environmental permits (federal, state, local) is a key, but often overlooked aspect of remediation and site development projects. REM relies on its diverse site setting/project scope experience across multiple federal, state, and local agencies to anticipate these requirements, ensure timely engagement of necessary resources, and budget/schedule project milestones accordingly. 

Waste management

Whether hazardous or non-hazardous site investigation/remediation-derived waste or excess soil from construction/site re-development activities, REM’s experience and trusted network of business partners can properly characterize the waste stream and locate regulatory complaint, cost-effective, and, when feasible, sustainable (beneficial re-use) waste management options. 


Environmental compliance auditing

REM’s diverse environmental project management experience can be leveraged to complete or assist with regulatory required or company driven compliance auditing exercises. REM relies upon its familiarity with safety, waste management, and technical regulations and general industry practices (ASTM, ISO Standards) to complete audits. REM can also develop an auditing program tailored to its client’s project or operations. 


General environmental management assistance

REM’s core function revolves around the technical, regulatory, financial, and communication aspects of completing safe, effective, and cost-efficient site remediation projects. However, REM can assist clients with all aspects of their environmental health and safety programs by relying on its direct experience and working with clients’ existing personnel, consultants, contractors, or by leveraging its vast and diverse network of trusted business partners to achieve optimal environmental business solutions. REM’s multi-state experience and trusted business partner network encompasses much of the northeast, mid-atlantic, southeast, and midwest United States.
